On December 8, 2008 the new flood zone maps for Natomas will be complete and Natomas will officially be in an AE flood zone. When the new flood insurance rate maps are completed, all residents who have mortgages backed by the federal government will be required to purchase and maintain a flood insurance policy. Current flood insurance rates for Natomas are approx. $348 for residential properties and $1642 for non-residential properties, but they will soon go up dramatically.
The new flood zone maps for Natomas will affect flood insurance rates differently depending on when the buildings on those properties were built. Here is a basic explanation of how the new maps will affect different properties:
Residential Flood Insurance
($250K Building, $100K Contents, $500 Deductible)
- Preferred Risk Policy (PRP) - Available to almost all Natomas properties if flood insurance is purchased before 12/8/08 - $348
- Standard X Flood Zone - Available to Natomas properties built before 9/15/1975 only if flood insurance is purchased before 12/8/08 and the property is "grandfathered" in to the X flood zone. Available to Natomas properties built after 9/15/1978 if purchased after 12/8/08 - $1250
- New AE Flood Zone - Available to Natomas properties built before 9/15/1975 if they do not have flood insurance before 12/8/08 and therefore are not "grandfathered" into the X flood zone. - $2219
Non-Residential Flood Insurance
($500K Building, $100K Contents, $500 Deductible)
- Preferred Risk Policy (PRP) - Available to almost all Natomas properties if flood insurance is purchased before 12/8/08 - $1642
- Standard X Flood Zone - Available to Natomas properties built before 9/15/1975 only if flood insurance is purchased before 12/8/08 and the property is "grandfathered" in to the X flood zone. Available to Natomas properties built after 9/15/1978 if purchased after 12/8/08 - $2572
- New AE Flood Zone - Available to Natomas properties built before 9/15/1975 if they do not have flood insurance before 12/8/08 and therefore are not "grandfathered" into the X flood zone. - $5285
